Summary:

The course is designed to introduce the lending process for retail properties, focusing on the underwriting component. Beginning with an exploration of the capital sources available for retail financing, the course begins with a review of the types of retail and then introduces the cash flow analysis including how rents and expenses are derived. The course then proceeds through the valuation process. Participants also review how underwriters determine whether a particular retail center is acceptable collateral to secure a prospective mortgage. The course will also review common lending risks and risk mitigants associated with the retail product.

Objectives:

  • Examine a typical retail lease and the key clauses that are crucial to underwriting; practice abstracting a lease
  • Describe the importance of economic and demographic market data
  • Examine tenancy (credit and non-credit) including rollover risk and how turnover impacts a property's cash flow
  • Learn the components to deriving income and expenses for a retail center
  • Examine how the physical layout affects the rents and underwriting
  • Describe risks common in lending on retail and associated risk mitigants; learn how to calculate risk metrics
