Supplemental Income and Loss on Tax Returns includes information on analyzing tax returns with regard to rental income. Schedule E - Supplemental Income and Loss contains financial information about income and loss from rental real estate, royalties, partnerships/S-corporations, estates/trusts, and REMICs.
For the purposes of underwriting a mortgage loan using the Income Analysis Form (Freddie Mac Form 91), the only income that is analyzed is income derived from rental properties, partnerships, and S-corporations. All other income, if utilized in qualifying, should be documented and analyzed in accordance with investor guidelines.
It is the lender's responsibility to check investor guidelines for further information on management experience, cash reserves, etc., when underwriting rental property.
