This course is only for purchase through a corporate training agreement OR through the purchase of the Level I package of the Residential Servicing Certificate and Underwriting Certificate programs.

This is a single-family/residential course series, a component of the Level I Residential Servicing Certificate and Basic Residential Underwriter Programs.

Mortgage Banking Primer introduces you to the field of mortgage banking with a primary focus on residential lending.

This series will begin by examining the basics of mortgage banking including a history of the industry, how the industry works, players in the mortgage industry, and how the industry is regulated.

It will then take an in-depth look at the roles in the mortgage process. First looking at the mortgage process known as production where mortgage loan originators work with borrowers to take loan applications, processors gather data about the borrower and property, underwriters decide if a loan is feasible to approve, and closers prepare all of the documents the borrower needs to sign to finalize the loan. The next step in the process is funding the loan where we will look at sources and types of funding including warehouse lines of credit, shipping loans to investors to recoup the funds, and quality control checks that are often put in place to make sure the delivery goes smoothly.

From there the series will explore the world of secondary marketing including the role of, and participants in, the secondary market. It will talk about loan sales and commitments, mortgage-backed securities, risk and pipeline management, as well as how loans are priced and hedged.

Finally, the series concludes with an examination of loan administration, also known as servicing. It will discuss the goals of the loan administration department, how it generates revenue, the need to provide exceptional customer service to borrowers, escrow and default administration, mortgage accounting, and the valuation and trading of mortgage servicing rights.
